Part of the village of Thurlby’s South Farm development, the current owners have lived at the property since the project was completed in 2020, drawn initially to the vista it offers, the character of the area, and its quietness. No matter how busy or difficult your day is you can always transport yourself here, a calming place where you can unwind without any interruptions. I feel very privileged to have my own little corner of the world.” One of nine homes in a close-knit community, The Coach House has also provided wonderful neighbours. “It’s a great community,” Mr Rowland shared. “During the COVID-19 pandemic we played bingo across the gardens, which was fun; somebody had a bingo set and a speaker and then that was it, the rest of us were all giggling in our own gardens playing along. I think everybody feels lucky to be where they are, being in such a beautiful place.” While the property was newly converted when they moved in, the owners have since undertaken their own work to make it the welcoming abode it is today. “When we moved in it was more like a building site,” Mr Rowland noted. “So, we have spent a lot of time making it a bit more homely. We worked with the fields, built a little vegetable patch so we can grow our own veg, added a couple of beehives, and have really just enjoyed the property. It is very much an outdoor living house, and once you get to this time of year all the doors are wide open.” Taking a tour of the house, one approaches via a private road to the South Farm development. A driveway to the front of the property leads to a car port, to the rear of which is a store. There is also a further area serving the development where allocated parking is available, including a visitor’s space. Stepping into the dwelling, you will begin in the entrance lobby, where there is a built-in storage cupboard and a connecting utility/cloakroom. Proceeding ahead, the dining kitchen can be discovered with delightful exposed beamwork, from which the owners have hung a charming string of flowers and lights. The kitchen further features wooden flooring, a range of wall and base units with granite work surfaces over, an inset sink with mixer tap, a Belling range cooker, integrated fridge freezer, dishwasher, extractor hood, recessed ceiling lights, island units with a breakfast bar, an understairs storage cupboard, and French doors to the rear. Crossing over to the living room, one will find a space flooded with natural light. Mr Rowland’s favourite room in the home, the living room offers exposed brickwork and beamwork, carpet, a wealth of windows, French doors, and bifold doors opening out onto the patio and garden to the southern elevation — an ideal spot for alfresco dining and appreciating the open countryside views. “The sheer amount of windows makes it feel like you are outdoors, even when it’s raining,” Mr Rowland said. “Plus, we have had so many moments where we have seen deer come 16 Á16 LINCOLNSHIRE TODAY HOMES into the garden, or hares, or barn owls flying around at night, which is beautiful. I would say the living room is certainly the main feature of the house with its huge windows.” An inner lobby presents access to the first floor, with stairs rising to the landing. From here one can explore three bedrooms, including the master with its pitched ceiling, recessed ceiling lights, carpet, built in wardrobes, and glass balustrade with windows continuing from the living room below to provide stunning open views of the adjacent countryside beyond. The master also has its own en suite shower room with tiled flooring, a low level WC, sink in a vanity unit, Velux window, wall mounted heated towel rail, shower cubicle (fully tiled with mains shower), and tiled splashbacks. The first floor additionally holds a family bathroom featuring tiled flooring, a sink in a vanity unit, Velux window, a fully tiled shower cubicle with mains shower, bath with hand shower attachment, low level WC, airing cupboard, and wall mounted heated towel rail. Outside, the property possesses a formal wrap around garden primarily laid to lawn with a selection of flower borders and shrubs, as well as a pretty climbing rose. There is also a patio, along with two grass paddocks extending to the River Witham on the eastern boundary that the owners’ two spaniels relish running free in. Mr Rowland shared: “I love walking down to the river which is at the bottom of the property. With that area of the river being especially peaceful, we get a lot of wildlife.” While The Coach House has been Mr Rowland’s dream home, the moment has come to sell. “The Coach House is the kind of property where I’ve always wanted to be. Any time I would picture a home when I was younger, this was always it. It ticked every box for me, but it has come to that time now in our lives where our family needs us a little bit more, so we are moving back to the North West.” The Coach House is on the market with Mount & Minster for £575,000. I am very fortunate to have found my love for art which helps keep me on the straight and narrow. I am very influenced by street art, tattoo art, and I still have a guilty pleasure for anti-establishment, which I try to put into my art.” Unapologetically bold, their mixed media artworks are heavily embellished and finished with a bespoke spray paint frame, making each piece, including their limited editions, utterly unique. Their work can only be found in a handful of galleries across the UK and their limited edition print runs are extremely small as the duo focus forward, on creating new work and continuously innovating their own style.
