Set by the River Welland, in Market Deeping, the yellow limestone and brick building with a Collyweston Roof is walking distance from everything you could require. The owners have had the property for six years, moving there four years ago, but only living in it three after spending their first year in a caravan whilst the colossal Starting out as nothing but four walls and a roof, this month’s featured property has undergone a significant transformation. conversion was underway. When the couple purchased The Old Maltings, it was simply “four walls, a roof, and a mud floor.” A derelict shell, there were no windows, doors, or services - no plumbing, water, or electricity. “We started from nothing, but have never regretted one minute of it,” the owners said. Looking at the house now, you would have no idea, with the couple sparing no expense to present a wonderful blend of modern and traditional living. 12 Á 10-14.qxp_Layout 1 02/11/2020 13:01 Page 212 LINCOLNSHIRE TODAY HOMES The work was not without considerable challenges, such as the discovery that the walls were not designed to support floors. This, along with the Collyweston Roof’s weight, meant a steel box had to be designed as an internal structure, which the owners then concealed behind wool insulation, stud work and plasterboard. In addition, the building’s Grade II listing stipulated that all holes for windows and doorways must be retained, without creating new ones. Though the house has gone through a major overhaul, the couple ensured to retain as many of the original building’s features as possible, for instance saving as much of its oak beams as feasible and using sustainable French oak, which the owners had delivered from France, to replace rotten beams. They also kept the old hayloft door, on the middle floor, where hay would have been received and stored for animals below. Walking to the back of the property, one enters into the home’s hall through a timber door in the centre of the building. Ahead is a WC, to the right one will find the reception room, and to the left is the immaculate kitchen, which the owners have 10-14.qxp_Layout 1 02/11/2020 13:01 Page 3LINCOLNSHIRE TODAY 13 HOMES deliberately designed not to look too much like a kitchen. This is illustrated by the choice to not put cupboards on the wall, which produces a very open environment and has enabled the owners to almost create a gallery in their place. Meanwhile a board covers the sink, and integrated appliances are hidden. The oak worktops and handle-less modern doors cover a fridge, freezer, dishwasher, wine fridge, and washing machine. Further, two electric ovens, side by side, have slide and hide doors. The kitchen also hosts a central island, with spherical glass pendants above, incorporating a hob and sink. From the kitchen one can reach what is described by the owner as the German glass box, a conservatory which can be opened up on all three sides, with glass panels sliding into one another like bifolds, allowing one to sit under cover while embracing a breeze all around on a hot day. Upstairs there are four bedrooms across two floors. The uniquely open plan master suite, on the first floor, is the owners’ favourite place in the whole house. The luxurious room features a free-standing 14 Á 10-14.qxp_Layout 1 02/11/2020 13:01 Page 414 LINCOLNSHIRE TODAY HOMES central slipper bath on a raised platform, behind which is a large walk-in power shower backed by slate tiles, continuing the floor of the bathroom area. “The one thing we always knew when we bought the property, because it had cross beams and we didn’t want to take them out, was where we wanted the bath. People say you can’t have a bath in the bedroom but it’s quite stunning,” the owners said. “It is so relaxing in there after a long day and it has a really mellow feel.” There are also 24 windows in the bedroom, from which you can see the tops of trees. The other bedroom on the first floor meanwhile has its own ensuite. The second floor, which hosts quirky dormer windows and vaulted ceilings with roof timbers, has a bathroom to be shared by its two bedrooms, one of which connects to a sitting room that could easily become a study or a fifth bedroom as required. Across the property’s three floors there is underfloor heating which is “heaven in the winter.” Moving back outside, the garden, which was originally an unsightly building site, has become a French contemporary garden. Enclosed with tall timber gates from the road, it is surrounded by high brick walls and mature trees including oak, horse chestnut, walnut, and a monkey puzzle. The garden also features a row of twenty olive trees and makes splendid use of gravel areas and paths, with box balls leading to the paved terrace outside the sitting room. “Although we are in the middle of town, when we sit in the garden there is no noise. You could be anywhere,” the owners said. There is also a painted timber summer house and a gate on to the river which the owners like to place their small boat in. In addition, the property has a large gravel drive providing plenty of space for parking.
