On top of securing a stunning brand-new property, homebuyers can also benefit from receiving £500 towards their mortgage on selected properties for 12 months. “The average cost to upgrade any other new build home to our standards is around £15,000. The aim of the recent Windsor show home at the development was to bring the outside in, so there are lots of greens and blues, with caramel tones, embedding elements of nature in the design in a more abstract sense. Nearby Gainsborough is just a short drive, with its train station just a 1.5-mile journey from the village, providing regular services to Lincoln, Sheffield, Rotherham and Doncaster. Lincoln is less than 15-miles away by car or train for all the city amenities. Rich in history, with independent boutique shopping, great arts and culture, plus a wealth of places to eat and drink, it’s an ideal place for a day trip. Lea boasts a close-knit community, centred around the village hall which hosts regular events. Buildings like the Gainsborough Old Hall and the Heritage Centre paid homage to its history where, for five weeks, Gainsborough was the capital of England and Denmark under King Sweyn. It’s a storied history and one worth a look, but there wasn’t much more to Gainsborough at the time – and this comes from an Editor who went to school at Queen Elizabeth’s in Gainsborough and spent many a weekend visiting the market stalls for cheap video games and sweets on the high street on a Saturday. The town was smaller then, less exciting, and it seemed for the longest time that it had been forgotten, until a rash of investment and development saw the town transformed in a remarkably short period of time. It began, as growth so often does, with the arrival of big names. Tesco arrived to open a large supermarket on the old Marshalls site, and Aldi re-opened its own store there later joining with the existing Morrisons. A McDonalds came soon after, a KFC after that, and while it may all sound very commercial and not- at-all interesting it’s worth considering the meteoric rise in large names paying attention to the market town. It was a sign of things to come, and the revitalisation of a town that had, for quite some time, seen little attention and investment. Undoubtedly the biggest development for Gainsborough came in 2007 with the opening of Marshalls Yard, an award- winning shopping centre opposite the old multi-storey carpark that Lincolnshire Today had the pleasure of being invited to the grand opening of. Built on the remains of the old iron works founded in 1848, it transformed a forgotten building into a beautiful place for residents and visitors alike to mingle, shop, and enjoy themselves. For many living in the area, this was the first moment when it clicked Gainsborough on the rise A market town close to the border, Gainsborough used to have a poor reputation due to a lack of amenities and much in the way of development, but that has all changed. Gainsborough on the rise 22-25.qxp_Layout 1 23/01/2023 09:58 Page 1LINCOLNSHIRE TODAY 23 GAINSBOROUGH that the town was seriously going to be the focus of a major growth and investment boom. Since then, there have been numerous housing developments in Gainsborough with a focus on affordable homes and family living – and the house prices in the town are certainly far more reasonable than many across the rest of Lincolnshire. There is fantastic access to amenities with numerous supermarkets both big and small, as well as excellent schools (the Editor might be a little biased toward his own) and a hospital. With plenty of stores, food & leisure activities available, Marshalls Yard is a shopping centre for all to enjoy. Home to the brands you love like Browns, Mountain Warehouse, Wilko’s, Next & more but also a place to enjoy socialising with friends and loved ones. With cafes and restaurants available such as Prezzo, Caldero Lounge & Cream Café Tea Room throughout the day and some open into the evening, Marshalls Yard becomes even more diverse and enjoyable. Some evenings at these eateries include evening/weekend entertainment offerings at places such as Caldero Lounge with live local singers and performances. Admittedly, much of this was before COVID and the current economic crisis, but the town still has greater economic growth than many others in the wake of those events. It’s a town that continues to grow, and is expected to grow in the future, © stock.adobe.com/Electric Egg Ltd. drawing more businesses and jobs, and creating more homes to expand the town further and further. As a place to live, Gainsborough is surrounded by stunning greenery and many local villages. Owlet Wood lays nearby which is not only a great dog walking location but a place where you can see plenty of wildlife. The village of Blyton, not five minutes away, is well-known locally for its ice-cream, and Gainsborough itself plays host to many restaurants, both casual for families and friends and on the high end for those wanting to celebrate a special occasion or sample something a little more exquisite. The great infrastructure and amenities, combined with easy access to major roads, goes a long way to show just why the town is becoming more popular. It’s hard for someone who grew up there to really describe it without letting bias from the past creep in, but visiting Gainsborough today is markedly different from visiting twenty years ago. The roads have been improved, the buildings renovated, and new builds have drawn attention and new residents to the area, especially first- time buyers looking to get on the property ladder. The old things that made the area special such as the Old Hall – the country’s most well-preserved medieval house – are still there, and they perform the same tours and exhibitions that I attended at the age of ten with my primary school. Now, however, there are more attractions like Marshalls Yard, the Model Railway Centre, and even the Trinity Arts Centre is busier than it ever was, hosting shows and pantos and scoring a 4.7 out of 5 stars rating online with hundreds of reviews. It’s well worth giving Gainsborough a try if you haven’t visited recently. A lot of old-time locals or those who visited years ago might talk of how there isn’t much to do, but that only goes to show how rapid the development has been. There’s a reason it’s becoming not only a great place to live, but such a sought-after destination for house buyers. 22-25.qxp_Layout 1 23/01/2023 09:58 Page 3First Homes scheme supports local and key worker first-time buyers by providing a significant discount of at least 30%* on new build homes in their local area compared market prices - turning their dream of homeownership into a reality.
